Magda Hutagalung: We Integrate Villas and Hotel, 'High-End' in Seminyak

The Residences at W-Seminyak Bali is a combination hotel and luxury villas Seminyak in an area of 7 acres. Building this kind also is the first in Seminyak.

The first buyer of this villa is Millie Stephanie Lukito, owner of Indonesia Tatler Group. "I bought these two villas, each one bedroom. I like the atmosphere at this villa. Spa was only open 24 hours and we can check in at the room, "says Stephanie.

Here is an interview of Robert Adhi Ksp Kompas.com with Magda Hutagalung, owner of PT Dua Cahaya Anugrah (DCA), the developer who built The Residences at W Bali, Saturday (22/05/2010) night in OnFive, Hotel Grand Hyatt Jakarta.

Born in Medan, April 20, 1962, Magda Hutagalung never educated Bussiness Administration at Pacific State University in California, United States, 1984. Irwan Oetama wife have two sons who are already 20 years in business property. Her latest project, The Residences at W Bali, is the most prestigious projects.

You build The Residences at W Bali - Seminyak a high-end. How can you hold W Hotels?
Ten years ago, in 2000, I see the W brand in New York City, United States. I was impressed at this W hotel brand. Then I dreamed that one day I could have a hotel with brand W. So, in my heart, I hope to realize my dream.

So how you can finally realize your dream?
I believe in life's journey is a blessing from God. In this project, created employment for 1,000 people during construction and 500 people at the hotel is operating. I believe God entrusts it all to me.

Previously I have 2.8 acres of land when offered to the W Hotels. But then there is no answer, until finally happened Bali bombing I and II. After that, the property industry and tourism in Bali was drowned, although land prices remain high.

In 2005-2006, I purchased 7 acres of land in Seminyak, and sell the 2.8 hectares of land before that. When offered to the W Hotels, they are happy with the location in Seminyak this. They do not like a quiet location such as Ubud or Nusa Dua.

W Hotels at locations prefer the hustle, and it is known as the location of Seminyak sunset and have a young spirit.

Problem of The Residences at W Seminyak Bali, you are looking for high-end market?
I was active in the property business since 20 years ago. Incidentally my husband (Irwan Oetama) was also pleased with this world.

Residences Daksa I built as many as 29 units in an area of 3,000 square meters. I also build Adityawarman Tower office building.

I was beginning to play in the high-end and prime locations, such as single houses in Jalan Sriwijaya, Tirtayasa, Sanjaya, UB, everything in the area of Kebayoran Baru, South Jakarta.

Then, W Hotels before deciding to bid manage the villas and hotels in Seminyak is my first check who the developer. In addition, we are accustomed to high-end market.

How much investment do you put in for high-end property projects in Seminyak this?
To build The Residences at W Bali Seminyak, investments reached 200 million U.S. dollars. Funds we get from a bank loan.

In this project, you build a villa and sell them to investors, then operate the villas that. So far, how many units sold?
True, there are 79 villas are built and offered to the buyer or investor. Of the 79 villas this. 65 one-bedroom villas, 10 villas with two bedrooms, and 4 three-bedroom villa. They cost between U.S. $ 1.2 million and 3.6 million U.S. dollars per unit.

Until May 22, already 60 percent sold. The buyer 80 percent are Indonesian. The remaining 20 percent foreigners.

After this, we will hold a roadshow in Singapore, Beijing, Shanghai, and Hong Kong, to promote this product.

Besides the villa, there is room hotel managed by W Hotels. What is the price of the villa rental and hotel?
This villa rental between U.S. $ 600 and 5,000 U.S. dollars per night, while the hotel lease between 450 U.S. dollars and 10,000 U.S. dollars.

After the project in Bali, there are plans to develop other property projects?
The development of world tourism in Indonesia is relatively rapid. Our company had plans to build in areas such as in Sumatra, among others in Padang, and also in eastern Indonesia, precisely in the Moluccas.

I have not decided which brand will manage the hotel and our villa in Sumatra and eastern Indonesia. But Starwoods also had a four-star hotels such as Four Points.

Double Six Seminyak Beach, Kuta Beach Romance in the Past

Safe Diving Tips

All diving involves a degree of risk, because, after all, we are air-breathing mammals and are not designed for breathing underwater. If we accept this premise, and admit to ourselves that we are voluntarily entering an alien environment, we are more likely to approach our diving with a sensible degree of caution. We must also acknowledge that we rely totally on our equipment while diving.

  • Be trained by a recognised agency. Such training will make you aware of the more common problems you will face underwater, and how to reduce the likelihood of these problems occurring.
  • Be sure that you are medically fit for diving. Some medical conditions are not compatible with safe diving, while other conditions may allow you to dive safely with caution. It is important that divers over 40 receive regular medical check-ups.
  • Be sure that you are physically fit for diving. Diving may require exertion beyond what is usual for you and it is important that you are fit enough to deal with this.
  • Thoroughly prepare and check your gear prior to diving. You rely totally on your equipment while underwater.
  • Choose dives that match your training, experience and confidence. Dive within your comfort zone on all dives.
  • Listen to your inner voice. If you do not feel right while underwater, or you feel that you have exceeded your comfort level, abort the dive.
  • Watch your ascent rate on all dives. You should never exceed an ascent rate of 10m/minute when diving shallower than about 30m. An ascent rate of 5-6 metres per minute is recommended in the last 10m of ascent.
  • Complete safety stops on all dives that exceed 10m depth. Safety stops assist with reduction of excess nitrogen, which reduces the risk of DCI. They also slow your ascent rate, by forcing you to stop for a period of time. The rule of thumb is 3-5 minutes at 5-6 metres. An additional deeper stop may sometimes be beneficial after deeper dives.
  • Always dive with a buddy. Your safety and your enjoyment will be enhanced by being with a companion while underwater.
  • Plan your dive. You and your buddy should agree on depth, time, air cut-off, and safety stops.
  • Plan your dive so you surface with a minimum of 50bar. Don't look at it as wasted air, but as insurance against the possibility of some emergency that causes your air consumption to increase.
  • If you have had a layoff from diving, or you have been unwell, do some easier dives to regain your confidence and skill.
  • Revise your skills regularly. Practise such survival skills as mask-clearing, regulator removal, and air-sharing regularly.
  • Log your dives. A record of your diving history may come in very handy should you ever seek higher levels of training.

PADI courses, from beginner to divemaster level, are instructed by dynamic and motivated instructors. We believe that, in order to train our students well and turn them into good divers, personal attention is what matters most. We try to keep our groups for courses as small as possible, so we can give more attention to each individual and give you the best possible start to your diving career or give you that extra help to become an even better diver and enjoy diving even more. English, French, Dutch and German speaking instructors are available. And now that PADI materials are available in Indonesian as well, the courses will be available in Indonesian as well. Start with A Discover Scuba dive and if you like it continue for your Open Water Diver Certification.

Bali Will Have Tourism Train on 2015

Bali will have a mass transit railway land routes. The train will support the tourism sector in Bali. It was marked by the signing of the MoU between the Ministry of Culture and Tourism, Ministry of Communications, Government of Bali Province, and PT Kereta Api Indonesia in Jakarta Gedung Sapta Enchantment on Monday (12/27/2010).The train which was developed for tourism in Bali was the first.
"Air transportation is inadequate to meet the needs of tourism in Bali," said Minister of SOEs Mustafa Abubakar. The train can help reduce pressure on roads on the island of Bali.
The same thing also disclosed Culture and Tourism Jero Wacik. According to Jero, South Bali street is very bad. Congestion into daily food for a solid area tourist attractions and the hotel. Therefore, rail becomes a solution to overcome the bottlenecks in Bali. The train is also a tourist attraction for domestic and foreign.
"The train is developed for tourism in Bali was the first," said Transportation Minister Freddy Numberi.
In Kalimantan, also developed railway line but the goal is to coal. He hopes that the long term this project could be replicated elsewhere to develop tourism.
