GENERAL INFORMATION
The main concept of Grania Bali Villas accommodation is PRIVACY and COMFORT so our vacationing guests who stay at our villas will feel completely at home and/or consider our place as their second home away from home in Bali.
Our main goal is to provide you with the best personalized service so you will have the utmost experience and a peace of mind during your stay in Bali. Our dedicated, knowledgeable and experienced staff will work as a team in providing you with the best support services possible. Hopefully with this experience, you will be our repeat customers in the future.

LOCATION:
Jalan Dewi Saraswati III/35 – Kunti Utara – Seminyak – Bali - Indonesia
Surrounding neighborhood of Gania Bali Villas:
• Open air rice paddies in front of the properties.
• Several new five stars luxury villas.
• High end spa center which provides esthetic, massage, healing , etc.
• Driving time by car to local beaches are as follows: 5 minutes to Peti Tenget Beach, 5 minutes to Legian Beach, 10 minutes to Kuta Beach, 20 minutes to Echo Beach, 15 minutes to Dreamland Beach, 20 minutes to Nusa Dua Beach.
• Two minutes to Bali Deli shopping center by car. (Note: Bali Deli is international standard supermarket which provides grocery needs for local communities as well as tourist from all over the world.)
• Five minutes by car to famous dining restaurants such as: Ku De Ta, Living Room, La Luciola, Tratoria Pizza, Huu bar and restaurant.

THE COMPOUND
Grania Bali Villas consist of four unit villas: Two larger units with two bedrooms and Two smaller units with one bedroom.
• Each unit has a fully equipped kitchennette, private swimming pool, tropical garden, living room, and its own private entrance.
• Each larger unit sits on a 250 square meters land. The master bedroom is on the ground floor facing the pool, whereas the second bedroom is on the upper level.
• Each smaller unit sits on a 150 square meters land. It only has one bedroom which faces the pool.

THE ROOMS – each room is provided by a reading table
The two larger units:
• The master bedroom is beautifully set with king size bed on the lower level, whereas the second bedroom is set with twin size beds on the upper level. Upon request, these beds can be put next to each other to create a “bigger bed” for your convenience. Living room is located in front of the master bedroom in the open area facing private pool.
The two smaller units:
• The bedroom is also beautifully set with king size bed. The living room sits next to the bedroom facing private pool.

LIVING ROOMS
• Each unit has a living room provided by a 32” flat screen TV, Music Audio, DVD Player and a sofa to sit on and relax while watching TV, listening to the music or have a nice visit with family members or friends.

SWIMMING POOLS
• Each unit has its own private pool which measures 3 X 7 meters with the depth from 1.10 to 1.30 meters designed particularly for adult use. The materials use for the bottom and the side of the pools are green color natural stone. Next to the pool are two lounge chairs provided with towels for resting, reading or sunbathing under the sun.

THE GARDENS
• A nicely landscaped garden with colorful tropical flowers, green grass as well as palm trees, well maintained by our experienced gardeners, embellish the walkway welcoming our guests in each unit of Grania Bali Villas.


THE KITCHENETTE
• Each unit has an alcove containing cooking facilities such as mini stoves, a small refrigerator, cooking utensils which include cutleries, pots and pans, cutting board, knives, high quality dinner sets, wine glasses, etc.
• This kitchenette is provided for the benefit of our guests to feel “ completely at home” to enjoy your breakfast, lunch or dinner.

EXTRA BEDS
• For an additional cost per night, we can provide extra rolling beds should our guests request them. They can be installed on the second floor for the larger two bedroom unit, or on the first floor for the smaller one bedroom unit.

THE STAFF

• Our housekeeping staff are experienced and well dedicated. They will provide daily breakfast, clean the villa and do some errands when needed.
• Our staff consists of: Room service, Security guards, Custodians, Office Administrator, Butler, who is in charge of taking orders from our guests and Operational Manager who will be in charge of all operational necessities of Grania Bali Villas.
• Should our staff are occupied with their jobs, we also have outsource staff for swimming pools and gardens as our standbys.
• We work together with School of Tourism and Hospitality Management in Bali; occasionally, we will have students working as interns for their job training at Grania Bali Villas.
• Should guests need a cook to prepare with lunch or dinner, we provide outsourcing staff who will cook in our kitchen for an additional fee. 24 hours advance notice is required for this request.

THE GUESTS SERVICE

• Housekeeping and errand service in Grania Bali Villa starts from 07:00 until 23:00.
• Between 23:00 until 07:00 the following morning Grania Bali Villas will be guarded by Security Officers.
• Administrative Office opens between 09:00 and 17:00
• Regular hour for Sales and Reservation is between 09:00 and 17:00. After hours please contact Operation Manager at +62 81 24 666 3 55
• In order to make your stay more enjoyable at Grania Bali Villas, our butler will be more than happy to make arrangement requested by our guests for example: Car Rental, Motor cycle, Bicycle, Tour of Bali Island, Flight Confirmation, Ticket Reservation, Spa Reservation, Water Sport activities, Baby sitting, and so on.


WAIVER

Under age children should be under parents supervision at all times. Parents are responsible for their children’s well-being should something unexpectedly happen.
• Should damage happen due to carelessness of our guests (renters), it will be dealt with accordingly. Financial compensation will be charged to our renters based on the value of our damaged goods.
• Safety box is provided in every unit to keep your valuable. Our guests will choose their own PIN number and will be their responsibility to remember it.


BOOKING TERMS

General Terms and Conditions
• All rates are quoted in U.S. Dollar per villa per night
• Only publish and/or Internet rates can be mentioned on the website or any form of publication
• Reservation will be stated as confirmed booking only with at least 50% deposit during regular season. During Peak season full payment is required when making reservation. Term of payment can be done with Credit Card, Cash or Bank’s Transfer.
• Regular Season: January 6 through June 31; September 6 through December 15.
• Peak Season : July 1 through August 5; December 16 through January 5.
• Peak Season on Chinese New Year: January 31 through February 3, 2011

• Contract Rates include the followings:
o Daily American Breakfast based on maximum occupants
o Transportation to and from Ngurah Rai airport
o Clean towels upon arrival
o WI-FI hotspot
o Fruit basket upon arrival
o Flower arrangement
o Tax and Service Charge
o Additional charge during Peak Season

Booking Procedures
• All bookings shall be made directly with Grania Bali Villas Reservation Department. Confirmation including any revisions and/or modifications will be sent in writing by fax or e-mail.
• When making reservation, please specify the name of clients, total number of people, check in and check out dates.

CANCELLATION AND NO SHOW POLICY

No show guests will be subjected to 100% of total room night rate
Cancellation of reservation must be received no later than 30 days prior to clients arrival.
Deposit will NOT be refunded due to cancellation made less than 30 days before clients arrival.


VALIDITY
All above rates are valid from March 31, 2010 until March 31, 2011. Contract rates are net, inclusive of service charge and tax.


TERMS OF PAYMENT

A minimum of 50% deposit is required in order secure booking by Credit Card, Cash or Bank transfer to Grania Bali Villas.
Balance payment should be made upon clients’ arrival
Grania Bali Villas are not responsible for any bank’s fee


LIABILITIES
Grania Bali Villas is exonerated from all responsibilities in case of non respect, total or partial of the contract arising from any unforeseen circumstances, third party liability, or circumstances beyond its control such as: accidental damage, catastrophes, partial or total strike and all governmental measures which would make it impossible for the Grania Bali Villas to carry out the terms and contract partly or fully.


LITIGATION
Any disagreement concerning the interpretation or application of the present contract which cannot be settled out of court by both parties, will be submitted to the competent court of Law


CHECK IN / CHECK OUT AND EXTENSION PROCEDURE

Check in time is 14:00; check out time is 12:00
Early check is subject to availability
Grania Bali Villas reserve the right to impose 50% charge based on contract rates for early check in.
Day use or late check out until 17:00 will be charge 50% of one night rate. Later than 17:00 will be charged of 100% of one night rate.
Late check out is subject to availability. In order to guarantee the availability of a villa for late check out, the villa must be reserved prior guests arrival.

OTHERS

Grania Bali villas management endeavor to ensure that our guests are provided with accommodation based on their confirmed reservation. If for whatever reason accommodation is not available, it is our sole responsibility to provide alternative accommodation in other villa of comparable category around Grania Bali Villas neighborhood.
Grania Bali Villas will not be responsible should some major circumstances happen beyond our control.
